We are internet marketing experts, We know how to get your property on the 1st page of Google, YouTube, Yahoo, Bing, Homes.com, and Facebook when buyers type in homes for sale in the area.

We prepare the MLS information to stand out above all the other homes. Each of our properties feature the maximum allowed photos. We hire professional photographers! Pictures are worth 1000 words! This is crucial to your home getting more traffic. The order of the photos is critical to buyers staying interested in your property. Pictures include near by parks, schools, and community activities as well. We bring the neighborhood to life! The number of pictures you have is also critical in creating perceived and actual value in your property. We personally prepare and take great detail in describing your home in the written portion of the MLS information. So many agents fail to use all of the allowed space and do not know how to make your home jump off of the page. We understand how to fully describe the benefits and use action words to get you more buyers into your home. We list every single feature in your home in the MLS provided sections. Agents rarely understand the value of adding every feature. Rooms are fully described and measured and the features are attached to each room as well. What this does is make your home come alive and brings out the value in your property over the other homes potential buyers are considering. They get more excited about viewing your home and have a hope that your home is the one for them. This pre-built anticipation gets your home more showings and more offers than other less experienced real estate agents understand.

 We market your home on CRAIGSLIST  3 x DAILY! Craigslist is the 11th most searched website in the United States. 95% of all real estate searches locally begin with Craigslist. If your home is not on Craigslist then you are missing out on 1000’s of interested and qualified buyers viewing your home EVERY DAY! This is critical exposure for your property. Very few agents use Craigslist and if they do they do not know how to use Craigslist properly to get you maximum exposure. Have you ever tried to post something on to craigslist? Craigslist is very complicated and has a network of rules that prevents you from reposting the same ad. They also block you from reposting the same ad within a three day period. Craigslist also limits the amount of words that can be used in an ad. Most agents who use craigslist will post a property once every three days for you at best. Each ad has to be typed out and Craigslist allows a minimal amount of photos to be attached to each ad. Most agents do a very poor job of describing your home and only attach 1 to 4 photos on craigslist. Our experience allows us to post your home every single day on Craigslist! (Other agents do not have this secret) We also use HTML coded ads which allows us to post a gorgeous flyer in the ad with an infinite amount of descriptive words and unlimited photos. Your home comes alive and jumps out at all of the buyers that view your home. Your home stands out among the others and creates that anticipation from a buyer that will get you an offer when they view your home in person. You should be getting this type of daily advertising from us!    

We have a very sophisticated database system that we use daily and religiously. Every single buyer that we speak with is inputted into the database and we take detailed notes of every conversation. We have their phone numbers and their email addresses and they are all eager for information from us. Currently we have over 6000 ready and willing buyers in our database. Your property is emailed out via a professional flyer and well planned description immediately to over 6000 pre qualified buyers that are actively looking for a home in the Los Angeles Metro Area right now. What other agent has the ability to email your home directly and immediately to over 6000 qualified buyers personally into their email address account? We stay in touch with these buyers on a regular basis. They are emailed very valuable real estate information from us weekly. They trust us and use us as the experts for keeping them up to date with the latest real estate news. Anytime we have a price adjustment or a change with your property it is immediately emailed out to all of the potential buyers. They will see your home on regular basis all throughout the listing period with us. This is so valuable in helping us to sell your property and get your home in front of willing and qualified buyers.

As a buyer’s agent we create buyer profiles for our buyers and we are able to automatically email them homes in specific areas, in specific price ranges with specific details desired by the buyers. They will get daily emails from us with any new homes that match their criteria. When we first put your home on the market we have the ability to generate a typical list of 40 to 60 real estate agents who have buyer profiles set up for their buyers that match your home. In addition to your home automatically being emailed to all of those buyers, we actually call the real estate agents and make them aware of your property and the fact that it matches what their buyer is looking for right now. We email the agents a flyer on your property and detailed information and give them a reason to contact their clients and see if they can show them your home. This is a huge secret and powerful technique that only someone with the experience of selling over 1200 homes brings to you. We check this list weekly for new buyers and when any price reductions or changes are made to your home we contact all of the agents again with the new updated information about your home. This is an incredibly effective way to get you more showings and an offer on your property.

Did you get much feedback from other agents and potential buyers that have viewed your home? We personally are there for every single showing and escort the buyers and their agents through the property. We make sure every buyer receives a detailed sheet and electronic email of every important feature in your home. We send this list to the buyer’s agent prior to the showing and afterwards as well as hand it out in person at the showing to all of the buyers and their agent. Immediately after the showing we send them an email asking for feedback from their buyer. We continue to send emails and call until they provide us feedback. This is valuable information in helping us and you determine what potential buyers thought of your property. This will help us to possibly find ways to overcome objections. In addition to getting important feedback we have and maintain a record of every agent that has shown your home. Any time we have any price reductions or changes to your home we automatically send the agent new information about your property. So many agents do not keep a record of all of the agents that call or inquire or show your home. We do and this is so crucial in helping you get more agents and more buyers working with us to sell your home.

We have access to all kinds of marketing materials which is too much to mention here. One of our favorites is Just Listed post cards. We send Just listed post cards to the surrounding homes around your property. A lot of neighbors have friends and relatives that would like to move into the area. Why not your property? We also have access to a very expensive database system of landline and cell phone numbers of all of the surrounding neighbors. We call them personally to tell them about your property being on the market and give them an opportunity to help find the new neighbor for their area. This costs $1200 per year. Very few other agents pay that expense for access to cell phone and landline numbers let alone take the time to call surrounding homeowners and renters. We call all of the real estate agents in the surrounding areas that have a home listed on the market in a similar price range and see how their listing is going and ask if they have buyers who have viewed their home recently and did not submit an offer but would like to possibly view your home. We then schedule an immediate showing. We follow up every two weeks with these agents until your home is sold. All of the other agents that have similar priced properties are now working to help sell your home as well with the buyers that view their listings. This is based on old fashioned telephone work by us. Other agents don't take the time to do these things. We also call all of the agents who have sold a home in your price range within the last 12 months and see if they have other buyers possibly interested in the area and your property.
    
We are experts with Facebook.  It is the 2nd most viewed website in the world only behind Google. Every single property we sell is featured and advertised on Facebook, Twitter and Google+ and other social networks.  We invite every real estate agent, buyer, vendors and other contacts that we come in contact with to be a part of our Facebook network of family and friends. Each time we bring on a new property it is posted to our Facebook page and all of the real estate agents and other followers are immediately aware of your property. These are powerful social networking sites that allows us to advertise your property and help expose it to other agents and potential buyers. How many agents do you know use all of these websites for this purpose?

  • Create and edit professional video presentations of your property using both video and photos with music, titles and voice over and we feature your property on over 50 video websites

Open Houses? - Some sellers like home open houses and others do not like them. We always take your thoughts into consideration. What we can tell you is that we generate a great deal of exposure for the property with multiple open houses. If the property is vacant or the seller is open to multiple open houses we will schedule open houses twice a weekend both on Saturday and Sunday. We average between 15 to 22 buyers per day viewing the property. We interview each potential buyer, qualify them and help them to move forward with an offer if they like the property. We are consistently getting offers from buyers that view the properties during an open house. Many other Realtors tell you open houses do not work because they don’t want to staff them and handle all of the details. That is simply not true and they are worth the effort if the seller is open to it. Many of these buyers may not make an offer immediately but really like the property and keep considering it. We now have a database of interested buyers who have viewed your property and are able to keep in touch with them over time and many come back with offers.

Why are open houses so effective for us?
(We know how to advertise them properly, it is much more today than just people walking or driving by, times have changed, 70% of our open house showings are internet driven)

  • 1. You would be surprised how many buyers who are not working with agents prefer open houses to view properties and search early online for them. Other agents miss this huge market of buyers for your home.
 
  • 2. We hold Open Houses Every Saturday and Sunday
 
  • 3. They are held open 1 to 5 (most close at 4, 4 to 5 you get serious buyers and 2nd visits with spouses etc. We let them know we are here until 5 and ask them to invite others back with them.)
 
  • 4. We will promote the open house online two weeks in advance so buyers who plan ahead will see your property and put it in their schedule (99% of all agents put it on the Internet a few days before the weekend just look online for open houses and see how many are advertised two weeks ahead)
 
  • 5. We personally call every neighbor within 2 miles of the property and tell them about the property and invite their friends and family to the open house. We call them every week and also leave detailed voicemail messages. The more they hear about your home the more they become attracted to it.
 
  • 6. We will call all of the real estate agents in the area with an active listing close in price to your home and tell them about your property. We ask if they have buyers who didn't write on their house but who would be interested in viewing your home. We encourage them to send them to the open house and if possible schedule an immediate private showing. We call these agents every two weeks until your home is sold.  
 
  • 7. We call all of the real estate agents who have sold a property close to your home within the last 12 months and see if they have any buyers still interested in the neighborhood.
 
  • 8. We advertise the open house to our entire database including posting it on Facebook, Instagram, Twitter, Google+, and adding it to a YouTube video.
 
  • 9. We put out 10 signs for the open house around the neighborhood all with addresses on each sign.
 
  • 10. We personally talk to every buyer that comes to the open house, we get all of their contact information, we qualify them and send everyone of them electronic information about the property including videos, pictures, a website and very detailed information about the neighborhood with interactive links and all kinds of helpful information.
 
  • 11. The ones that are not working with a lender are given mortgage broker information and the mortgage broker is given their contact information as well to immediately follow up and help connect and get them approved for a loan. We then follow up for a possible offer.

This type of effort takes a large time commitment and no other real estate agents we know have the time, energy or dedication to put this much effort into an open house.  Let alone two every weekend. That's what sets us miles ahead when it comes to open houses.
 
We have several other websites where we create custom flyers and ads for your property. One of these is called a Postlet. It allows us to create a custom ad for your home that has a detailed description and 6 photos of your home. This website also syndicates the home out to 13 other national and worldwide websites including craigslist Facebook FrontDoor Google Base HotPads MySpace Oodle Trulia Twitter Vast Zillow These are extra ads created and posted on these sites in addition to the other custom ones we post for you daily etc!     

We also have our own franchise website that we use to design a personal page for your property with well thought out descriptions and unlimited photos. This is used in all of our marketing materials. Our site is one more place your home is featured and advertised. We use our experience to have professional pictures and write out detailed descriptions that will help to sell your home.
 
Did your last real estate agent use directional signs and COLOR flyers to help sell your property? We have professional color flyers prepared that we use to help advertise and sell your home which we send out electronically to our database and other agents. So many agents take shortcuts. We work hard for you!

We also use a new innovative technology called text to code on our real estate signs out front of your property, there is a sign with our picture, website, phone number, and a text message number on it. If a potential buyer wants more information on the home they can text that number and instantly they will get detailed information on their phone and a link to a website that is exclusive to your property with a person that walks out on the webpage and guides the buyer through the home including a virtual tour. Most importantly, We are sent an email instantly that lets us know someone has just inquired about the property. We can then call the buyer immediately, help qualify them and schedule a showing with them. This is extremely effective and very few agents use or know about this technology.

WE could keep going with more information and more secret methods that we use to market and sale your property. You can tell by now that we are very good at what we do best. Selling real estate!!!!  Don’t use an inexperienced agent or an experienced agent that is used to doing things the same old way. We grow adapt and add new methods whenever it can benefit you and us in selling your home sooner. We have so much experience when it comes to negotiating offers and putting together transactions. We are very experienced with lenders and lending guidelines.  We know how to make sure a client is pre qualified before you accept an offer that will tie up your property.  We also will not let transactions fall apart due to poor negotiating.
